Sound Transit taps team for $160 million housing project in downtown Federal Way

A longtime South King County human services nonprofit and a national housing developer with roots in Bellevue will get the contract to develop some 230 affordable apartments in downtown Federal Way.

Sound Transit on Monday announced the deal, noting that more than 90% of the homes are proposed to be family-sized units of two to four bedrooms. Federal Way Public Schools' website says nearly 11% of the district's 22,300 students are homeless and more than three-quarters qualify for free or reduced meals.

General contractor Walsh Construction will build the project. Sound Transit says construction is expected to start in late 2028. Perkins Eastman is the architect.

The development is being designed to be affordable to households that make 30% to 60% of the area median income, which in Federal Way is up to $82,144.
